-CBRE Arranges Leases for First Three Tenants at 453,600 SF, 3-Building Distribution Center<\/p>\n\n\n\n

Denver, Colo. \u2013 December 3, 2024 – Rockefeller Group, the U.S. real estate developer, owner and operator, announced today that it has secured three leases for a total of 322,000 square feet at 25 Commerce Park in Thornton, Colo.  25 Commerce Park is a three-building, 453,600 square-foot industrial park located at E. 152nd Ave. & Washington St. in Thornton.  The three tenants include an international food production company that leased all of Building 3 consisting of 176,000 square feet of distribution space and will use the space for the manufacturing and storage of various food products. Building 2 is also 100 percent leased, by two tenants – an audio-visual equipment supplier taking 121,704 square feet in an expansion in Thornton and a manufacturer of breather technology and filtration products, who is leasing 24,596 square feet. 25 Commerce Park has one building remaining which is 131,250 square feet with frontage on Grant Street.<\/p>\n\n\n\n

\u201cRockefeller Group is pleased to welcome our first tenants to 25 Commerce,\u201d said Matt Bruns, Senior Associate for Rockefeller Group.  \u201cThe project provides the food production company a large manufacturing facility that will help it to expand its presence throughout the country and allows for the two local tenants to expand as well while remaining in the Denver MSA.\u201d 25 Commerce provides quick access to I-25, the NW Parkway and E-470 and is just 17 minutes to Downtown Denver and 20 minutes to Boulder.<\/p>\n\n\n\n

Todd Witty and Daniel Close of CBRE represented Rockefeller Group on the leases and are marketing the remaining space at the distribution park. The three deals bring the lease-up to 71 percent prior to construction completion.<\/p>\n\n\n\n

\u201c25 Commerce Park project has tremendous leasing momentum as we finalize construction later this year. In today\u2019s leasing environment, it\u2019s almost unheard of to lease over 70 percent of a project before the construction is complete,\u201d said Todd M. Witty Senior Vice President for CBRE. \u201cIt\u2019s truly a testament to the quality of the project that Rockefeller Group has constructed and the demand for warehousing in the north metro area.\u201d<\/p>\n\n\n\n

25 Commerce Park is located in a Colorado Enterprise Zone (EZ), which is an area designed to promote a business-friendly environment by offering state income tax credits.<\/p>\n\n\n\n

Gibbons-White, Inc.\u2019s Chris Boston and Kegan McNutt represented the food company and originally selected eight different projects and buildings throughout the Denver metro and surrounding areas as potential locations for the company\u2019s manufacturing site.  Over time, the search was narrowed down to five locations before 25 Commerce Park was ultimately selected.<\/p>\n\n\n\n
